Our Story

At Imagine Homes, innovation, craftsmanship and integrity are the inspiration behind everything we do.

Since 2006 when Jim Bastoni and John Friesenhahn started Imagine Homes, those words have been their driving force. Their intention from the outset was to challenge some of the conventional building practices by bringing the latest technology available into the building design.

Jim Bastoni is originally from Plymouth, Massachusetts, and has a B.S. in accounting from Bryant University in Rhode Island. After a career in the financial industry with Deloitte Haskins and Sells, and Merrill Lynch, Jim came to San Antonio in 1987 and worked in real estate development and homebuilding. He and John Friesenhahn started Imagine Homes in 2006 from a desire to bring the latest technology available into building design. Jim has numerous certifications, including Certified Marketing Analyst, Registered Business Analyst, and Management Consultant Professional.

John Friesenhahn graduated from Churchill High School in San Antonio. His interest in green building and design carried throughout his college studies with his Bachelor of Environmental Design and Bachelor of Science degrees from Texas A&M, as well as a Master of Science in Environmental Science from the University of Texas San Antonio. John's homebuilding experience started in 1996 and sustainable building practices have always been a part of his process. In the late 1990s John started the first insulation company in San Antonio to use recycled newspaper to produce cellulose insulation. He was the president of the Greater San Antonio Builders Association in 2003 encouraging other builders to go green.

Imagine Homes has worked with various local and national testing groups and certification programs to validate that the improvements we were forecasting in energy efficiency in our building practices would translate into real dollar savings for our buyers. Ultimately, it's about delivering a better-built home, where we have confidence that the owner will enjoy years of comfortable living with low maintenance, while reaping the benefits of low utility costs. When we deliver that, everybody wins! 

As a local San Antonio builder, we are honored to have been awarded the 2019 National Association of Home Builders Best in Green Building-Best Community award for Mahncke Park; 2008, 2009, 2011, 2013, and 2014 National Association of Home Builders Green Building Award; a 2010 Energy Value Housing Award from the NAHB Research Center; and 2009 and 2010 City of San Antonio Green Building Awards.

Imagine Homes was also the first builder to certify 100% of the homes built under the prestigious Energy Star program.

This means that every one of our homeowners not only enjoys lower energy costs and increased comfort, but has peace of mind knowing that these certifications and our building system help reduce energy use, water consumption, greenhouse gases and solid waste generation while creating a home of value that is ahead of its time.

Continuing Imagine Homes' leadership in high performance new home construction, we joined the U.S. Department of Energy's "Builders Challenge" to build homes achieving at least a 30% energy use reduction compared to a "code built" home (at least 15% more efficient than Energy Star).

Imagine also partnered with one of the Building America teams, IBACOS, to develop specifications, build and monitor actual performance of a concept home to demonstrate at least a 50% energy use reduction, but most importantly show that the additional cost to include the advanced system is more than offset by the energy savings. This home incorporates advanced framing techniques, a high efficiency HVAC system, and thermal solar water heating, to name a few. The home was completed in July 2010 in the Cibolo Canyons neighborhood and achieved a HERS index of 40.

Then in June 2013 we completed another concept home in The Reserve at Old Fredericksburg and achieved a HERS index of 39. Compared to a typical Energy Star-rated home, this home will use an estimated $1,217 less energy annually.
